Key Stages

With every property sale there are key milestones.  The precise path of a sale will vary according to individual circumstances, but typical key stages are as follows:

  • Taking your instructions and giving initial advice based on the information you have provided
  • Obtaining Land Registry Title documents
  • Sending you protocol forms to complete in relation to the property
  • Drafting the contract for sale and any other necessary documents
  • Sending the contract package to the buyer’s solicitor, including the property information forms completed by you
  • Dealing with any enquiries raised by the buyer’s solicitors
  • Sending the contract and transfer document to you for signature
  • Agreeing a completion date (the date from which the buyer will legally own the property)
  • Exchanging contracts and notifying you that this has happened
  • Completing the purchase and any post completion formalities.

Our fee for the sale of your freehold home will be within the following bands:

Additional costs and disbursements

We are required to conduct Anti-Money Laundering (AML) checks against all clients.  We use a commercial service provider for these checks and pass on a cost of £9 incl. VAT per client to you.  For example, if you are a couple purchasing a property, there is a cost of £18 incl. VAT added to the total fee.

Disbursements will have to be paid for any sale or purchase of property.  The usual disbursements (in addition to the AML checks) for a property sale are:

For a leasehold property sale, further disbursements will be payable, such as the cost of a Management Company or Landlord sales pack.  We will provide you with an estimate of these costs once known in the transaction. 

Supplemental work and fees

Occasionally we have to carry out additional work which we could not reasonably have anticipated at the outset.  If this is the case, we will inform you immediately, provide a fair estimate of the additional fee, and ask you to confirm your instructions.

Examples include:

  • If the property is not registered with Land Registry
  • Drafting a statutory declaration (to provide information about a property, e.g. access that may be clarified).

Additional Costs

Sometimes additional costs may be payable by the seller where copies of Planning or Building Regulation Consents are required from the local authority or third party contractors.

Cancellation of instructions

Our fee is calculated to cover all the work required to deal with your sale.  If the sale is abandoned or if you cancel our instructions for any other reason before completion, we will charge a fair fee that covers the work carried out by us up to that point.
